Returning Your Property: The Ultimate Checkout Checklist
Moving out of your property can be stressful, but with a little preparation, the process can be smooth and simple. To ensure you get your full deposit back, follow our essential checklist. From cleaning to key returns, we'll guide you through everything you need to do before you leave.
Please note that any charges or deposit deductions are more work for both us and our landlords. We don’t want to make deductions, and neither do our landlords. Please work with us to ensure the property is returned in the best possible condition, so we can avoid this. If any deductions are necessary, we always take photographs for transparency.
The Key Points of Moving Out
When leaving your property, your goal should be to return it in the same condition as when you moved in (fair wear and tear excepted). Here are a few important reminders:

If you're on a joint and several agreement, your responsibilities remain until the end of your tenancy. If tenants are leaving at different times, please arrange a mutually convenient time to ensure everyone is happy with the property’s condition before returning the keys. Please note that we can only carry out one check-out inspection for the entire property, so individual inspections cannot be arranged if you leave early. Any damages in the communal areas will be split equally. Disputes about responsibility should be resolved directly between tenants, without involving Cloud. Bedroom charges will apply specifically to the room you stayed in.

If only one or two tenants are leaving, we’ll inspect the relevant bedrooms and communal areas to ensure everything is in good condition for the incoming tenants.

Key Return: How to Return Your Keys Securely
When you're done with the property, here’s how to return your keys:
- Secure the Property: Make sure all doors are locked and windows are closed.
- Return Process: Place your keys in an envelope with your name and room number clearly marked, and drop them off at the office. For security, please do not write your address on the envelope.
- If the office is closed, you can post your keys through our letterbox or send them via recorded delivery. Please do not leave keys at the property.
- Final Inspection: We cannot carry out the final inspection until all keys have been returned.
Important: Keys returned before the end of your tenancy will be held at the office and won’t end your tenancy agreement.
Deposit Return: What You Need to Know
After returning all keys and confirming the property is empty, we will conduct the final check-out inspection.
- Rental Payments: Ensure your final rental payment is up to date. We can’t process your deposit return if there are any outstanding rental arrears.
- Contractor Costs: Click here for an indication of contractor costs if the landlord needs to undertake any repairs or professional cleaning after check-out.
- Deposit Details: Before moving out, complete the deposit return form online. You can submit your bank details securely using our form. Click here to submit your details.
- Once the inspection is complete and we have your account details, your deposit will be returned within 10 working days.
