Council Tax For Rental Property

Students studying a full-time course with at least 21 hours of study in term time per week attending 24 weeks qualify for Council Tax exemption for the length of their tenacy (to see the full exemption rules, click here). To apply the exemption, we will require your student ID, supplied on your application form, and then a Council Tax Exemption Certificate ahead of your tenancy start date.

If you are not a student while you are living in the property you will be required to pay Council Tax. As per the terms of your tenancy agreement you will be responsible for making us aware and for the payment of Council Tax, which will be calculated and charged within your rental payment.

Council Tax is administered and payable directly to the City of Lincoln Council for properties with 1 bedroom, or for properties with 2 bedrooms that have a couple living as one household. For any shared properties with 2 or more bedrooms, from July 2024 Council Tax will need to be paid to Cloud Lettings by any liable tenants. Where there are non-students in a property, a new tenancy agreement will be issued to refelt the addition of Council Tax to the rental payments of any non-students.

On occasion, the Council will contact us directly if they are unable to verify you as a student. If this happens, we will need you to provide a Council Tax exemption certificate mid-tenancy, which you can request through your University's Student Services. If you cease to be a student and you don't inform Cloud or the Council when this happens you could risk having a very large bill to pay when the Council contact us to request proof of Council Tax exemption, so it's better to get in touch sooner rather than later.

  

Reporting a move into a property

Click here to tell the Council that you have moved in a 1 or 2 bedroom house as a single household and you are a non-student that needs to start paying a Council Tax bill, or if you have moved into a residential property of any size.

If you are a non-student moving into a shared property with at least 2 bedrooms, you will need to inform Cloud Lettings to set up Council Tax payments on your behalf.
  

Single Person Discount

If you are the only person in the property eligible for paying Council Tax you will be entitled to a single person discount. Currently (July 2024) the City of Lincoln Council give a 25% discount to households where only one adult resident applicable for Council Tax payment is in situ. The discount is not applicable where two or more residents are required to pay. Cloud will calculate this where applicable for payments in 2+ bedroom shared houses.
