What utilities are included with my rent?
What utilities are included with my rent?
All our student properties in Lincoln are inclusive of utilities – water, gas, electric, TV license, and internet, subject to a fair usage policy.
Sensible usage is expected, which means the water, gas, and electric is capped on a per-unit basis depending on the number of tenants. All the details will be in your Tenancy Agreement. Or view your allowance here.
The allowance of units is apportioned based on a full year tenancy, as your usage will fluctuate depending on the time of the year, units are apportioned according to the seasons if your tenancy is less than a year. We know the unit-based system is the fairest way to have a utility cap, as any cap based on monetary value is subject to change with little notice and may leave you with big financial implications that you weren’t expecting. The allowance is not there to trick you or set you up to fail; if you are sensible and conscious of your usage, you should have no problem staying within the allowance.

When you rent a student property in Lincoln you will be asked for a UK-based guarantor. If you do not have a suitable guarantor, it may be acceptable to pay your rent for the tenancy in advance. An alternative option is to use a Rent Guarantor Service which enables UK and International students with no UK-based guarantor to rent accommodation that may not otherwise be available to them.
Lincoln Students' Union has partnered with Housing Hand, a company that offer a fully comprehensive guarantor service available to all students, whether from the UK, Europe or Overseas and regardless of nationality. It is open to new students who haven't yet enrolled at Lincoln University, as well as those in the 2nd year and beyond for individual or joint tenancies.
This service is discounted to University of Lincoln students, and here at Cloud we welcome Housing Hand guarantors. To find out more or to apply for the service visit Housing Hand.
