  • Carrying out an appraisal to advise you on the likely rent
  • Advertising your property through online marketing
  • Finding and introducing a tenant
  • Requesting a guarantor and/or asking for references where required
  • Preparing and completing your tenancy agreement
  • Taking a deposit and registering with the Tenancy Deposit Scheme
  • Collecting rent and remitting this to you
  • Informing utility companies of change of tenancy (not applicable to student tenancies).
  • Referencing all tenants by carrying out credit checks and obtaining landlord references (not applicable to student tenancies).
  • Conducting periodic inspections (for empty properties this is subject to negotiation and fee).
  • Coordinating repair or maintenance, including arranging for tradesmen to attend the property, obtaining estimates, supervising works and settling accounts from rents received.
  • Making payments on your behalf as the landlord from rents received for costs in managing the property.
  • Arranging deposit returns and where necessary negotiating appropriate deductions.
