- Taking a deposit and registering with the Tenancy Deposit Scheme
- Collecting rent and remitting this to you
- Informing utility companies of change of tenancy (not applicable to student tenancies).
- Referencing all tenants by carrying out credit checks and obtaining landlord references (not applicable to student tenancies).
- Conducting periodic inspections (for empty properties this is subject to negotiation and fee).
- Coordinating repair or maintenance, including arranging for tradesmen to attend the property, obtaining estimates, supervising works and settling accounts from rents received.
- Making payments on your behalf as the landlord from rents received for costs in managing the property.
- Arranging deposit returns and where necessary negotiating appropriate deductions.
